Lake Manager Update

We’re excited to welcome Steve Graeber as the new Lake Manager for Newport Landing. Steve is a lifelong member of the Bennington community with deep personal ties to the lake—his family has lived here for over 15 years. An avid fisherman and outdoorsman, Steve knows the lake inside and out and brings a unique perspective to maintaining and enhancing our shared space. Professionally, he brings a strong background in construction and project management, with 10 years of experience leading commercial builds across the Midwest. His familiarity with our community, combined with his hands-on skills and proactive mindset, make him a great fit to support our neighborhood’s safety, beauty, and lake operations.

Steve started Monday, May 19th and you may have already seen him active in the neighborhood, Steve was quick to get started with buoy positioning and lake clean-up. At the time of this writing, he is supporting the carp removal project.

⚠️ Lake Rules & Safety Enhancements

The HOA has updated the wording of the Lake Rules to more clearly reflect and align with existing Nebraska state law. These clarifications help reinforce safety and ensure consistent understanding across all homeowners. Here are some rules that all homeowners should be aware of:

  • Entire lake is “No Wake” 30 minutes after sunset until 30 minutes before sunrise

  • Jet skis are not permitted after sunset (once the sun is down, jet skis are illegal on the water)

  • Towables behind jet skis are discouraged; state law requires proper seating and spotters

  • All boats must follow counterclockwise traffic flow when towing

  • Fines for repeated rule violations may now reach $1,000 with a three-strike policy

  • New signage is being developed for the gas dock outlining the top 5 rules and including a map

We will be updating the lake rules on the website and mailing a copy of the updated Lake Rules to all residents ASAP.

🐟 Carp Removal Initiative

The board has authorized targeted carp removal to support long-term water quality and fish habitat health. At the time of this writing (Wednesday, May 28th) the carp removal is undergoing. Please avoid interfering with any crews or equipment used during this process.

🌳 Tree Planting Update

Yard Market is currently on-site replanting trees and grinding stumps to impacted areas along Bennington road. This work is actively underway during the last week of May. Thank you for your continued patience as we work to improve and maintain the community’s landscape.

🧾 Fireworks Update

We have secured the same professional fireworks provider for this year’s display. Fireworks this year will be held on July 3rd @ 10pm.

🚧 Newport Vista Sidewalk

A sidewalk was recently installed in the Newport Vista area without HOA or SID involvement or approval. The board is working with legal counsel to address the matter and ensure proper procedures are followed in the future.

🏡 Design Review Reminder

Please remember:

  • All exterior changes, including siding, fencing, docks, and landscaping, require DRC approval before starting.

  • Plans must be submitted via the HOA portal at least 30 days in advance.

This helps protect both property values and neighborhood consistency.

📦 Storage Unit & Equipment Review

The HOA is reviewing the contents and cost of our current storage unit. We’re exploring options for better access and value as we transition into the summer season.

📅 Next HOA Meeting

Our next board meeting will take place on Monday, June 16. This will be our first meeting with Steven as Lake Manager. More details will be shared ahead of time.
